Access Statement
IntroductionWe will always aim to cater for the needs of most visitors in our home based 2 bedroom bed and breakfast. The following statement is to help you with an overview of access to our home, particularly for those with some mobility impairment.
Pre-Arrival- The local bus will stop, if requested, at the end of the lane approximately 250 metres from the entrance along a tarmac road. The bus service is hourly.
- The nearest train station is Sandling is 10 minutes away by car.
- A collection service is available by arrangement for guests arriving by public transport.

Arrival & Car Parking Facilities- There is ample parking space on the level drive in front of the house.
- The drive will be lit at night for guests arriving after dark.
- Assistance with luggage is always offered to guests
- The entrance is accessed along a paved path through double doors with an opening width of 1430mm (56”). A single step will be encountered at this point.
Welcome Area- Guests are welcomed into a level tiled hall where there is ample space to drop off luggage. A padded bench seat is also provided. Guests will be assisted to bedrooms and shown bathroom and dining areas
- The hall is well lit for guests arriving at night.
- A bell is provided in the hall should guests require assistance at night.
Bedrooms- Ground Floor Family Room – door opening width 609mm, (27”). Height of bed to top of mattress 450mm, (17.5”).
- The main bed is king sized, there is also a sofa bed suitable for children up to the age of 10 or an adult for short stays.
- The room is well lit with down-lighters and wall lighting.
- Access to the en-suite is level through a door with opening width as above. The en-suite is fitted with a standard WC, basin and stand-up shower.
- A built-in double wardrobe is provided with non-adjustable hanging rails.
- First Floor Double Room - the room is accessed via a flight of 14 stairs and would not be suitable for guests with significant mobility impairment.
- Door opening width 770mm, (30.5”), height to top of mattress 410mm, (16”).
- The bed is king sized.
- The bedroom is adequately lit with a ceiling light and bedside lights.
- A single wardrobe is provided with non adjustable hanging rails.
- The bathroom is sited in an adjacent separate room. It is equipped with a standard height hand basin and WC with a bath and integral shower.
Public areas – Conservatory- The conservatory is used as a guest dining room, where breakfast and, (by arrangement), evening meals are served.
- Door opening width 610mm, (27”).
- There is level access from the hall onto a tiled floor
- There is access from the conservatory via double doors and a single step onto a paved level patio with views of the pretty garden and surrounding countryside. An outside bench is provided on the patio for al fresco meals.
Future Plans- In 2011 we plan to provide a second double ground floor bedroom with en-suite. Access arrangements will be identical to the existing ground bedroom. In addition, we plan to build a 3 bay open construction garage to provide covered parking. This will allow even more parking spaces on the drive.
